Real Estate Inspections Suspended
Nov 20, 2025: Real estate inspections are now suspended due to weather conditions and staffing limitations.
Inspections will resume in April/May 2026

This does NOT mean real estate transactions are held up. Tips:
Familiarize yourself with the California Association of Realtors (C.A.R.) Fire Hardening and Defensible Space Advisory and Disclosure form (FHDS), specifically paragraph 4B(1). This section allows buyers to assume responsibility for bringing the property into compliance within one year of the transaction date, in accordance with California Civil Code 1102.19 and TFPD Ordinance 01-2019.
Contact our office to find out if there is an existing inspection report available to inform the negotiation process (the report may be older than 6 months, or it may be “curbside only”)
Provide the buyer with our contact information and access to the online report

Buyer must buyer must schedule an inspection when we re-open our calendar
Complete the indicated work within a reasonable timeframe
Request a reinspection to obtain a final compliant report
